$23m Development Provides 107 New Apartments

POUGHKEEPSIE – Baxter Building Corporation salutes the completion of phase one and is well on its way through phase two of the $23 million dollar development, LaGrange Farms at Overlook. Just sixteen months ago the popular Poughkeepsie-based construction and development company undertook the project with a goal in sight– to breathe back life and a sense of community into the area. With 57 units completed, totaling over one hundred thousand square feet and 50 more apartments on the way, LaGrange Farms is bringing tenants from near and far to settle into the Hudson Valley.

Spanning over 12 acres, the property dates back to the 1840s where it served as farmland to raise novelty cattle that competed in the Dutchess County Fair. More recently, the farm stood as Lewis County Farms, known for their fresh produce, holiday events and furniture. Steven Tinkelman and Robert Levine sought the opportunity to purchase this once historic location. Later, the investment team pursued a partnership with Baxter to create an enhanced standard of living amongst the historic grounds and bring their vision to life.

The team at Baxter, comprised of industry veterans and knowledgeable crafts(wo)men, succeeded in preserving the existing footprint of both The Barn and Manor House. Adaptive reuse of the initial structures allowed Baxter to limit resources spent on new materials and project waste. Retaining as much of the original building as possible, Baxter used recycled stone and exposed beams to accent the modern amenities.

Each project Baxter takes on is seen as an opportunity to learn and grow, with every project team taking on new, innovative methods to deliver the best product to their customers. Prioritizing efficiency and cost, Baxter collaborated with local trade professionals and engineers to assess existing structures, develop appropriate scope of work, identify potential issues, itemize individual cost components for each of the 13 structures, and create a scheduling plan. Using on-site materials to address site conditions, Baxter created an on-site facility where they turned large unsuitable rock into crushed suitable fill. This eliminated trucking material off-site and material back on-site, both reducing the use of fossil fuels and eliminating emissions from trucking. This is just another testament to Baxter’s focus on sustainability and reducing its carbon footprint.

Amidst COVID-19, LaGrange Farms was able to successfully move in 25 residents in July. While the anticipated warm welcome was unable to occur, Baxter’s team of top-tier property managers were able to safely situate their residents upon arrival. Along with the on-site maintenance crew, to ensure the safety of the community, LaGrange strongly advised no-contact payment options and work order requests, encouraging tenants to communicate through their tenant portal to limit the amount of in person contact.

Once known solely for their impressive residential projects, Baxter has seen significant growth in the past few years, concluding last year with $32M in sales and closing this year at an estimated $40M. With upcoming projects including $10M invested into the development of 33-35 Academy Street, Baxter’s story doesn’t end here.

LaGrange Farms at Overlook is predicting phase two to be completed Summer of 2021.
